TDG requires all prospective property owners to complete an application. Upon approval, you will be required to sign a property management agreement. Access to these documents will be available online.
How quickly are collected funds deposited into my account? β–Ό
Rents are collected on the first of every month and deposited into your account within 72 hours after funds are received and cleared.
How much do you charge for property management services? β–Ό
The Dillard Group offers competitive pricing. Our fee is 5% of collected rents for 50 units or less. You may qualify for additional discounted pricing for 51 units and above. Please contact our office for more details.
How do you handle tenant evictions? β–Ό
We conduct extensive tenant screening to match the right tenant with your property. When eviction is necessary, The Dillard Group follows all applicable state landlord and tenant laws, maintains detailed records of lease violations, and manages the full process on your behalf.
How does The Dillard Group advertise vacant properties? β–Ό
We advertise on Zillow, Trulia, Craigslist, HotPads, and other high-traffic listing sites in addition to posting "For Rent" signs on the property. We actively track listings to minimize days on market.
How long does it take to rent my property? β–Ό
The average days-on-market is approximately 26 days. The Dillard Group ensures your properties are market-ready and priced at market rates to minimize vacancy.
Can I choose my own maintenance vendor? β–Ό
Yes, you may choose your own maintenance vendor. However, The Dillard Group has a broad network of qualified, vetted vendors that allow us to offer competitive pricing that we pass on to our clients.
What additional services does The Dillard Group offer owners? β–Ό
In addition to full-service property management, The Dillard Group offers renovation services ranging from single-room updates to full-scale rehab projects, landscaping, and investment acquisition advisory.

How do I become a resident? β–Ό
All applicants 18 or older must complete a detailed application and pay an application fee. The Dillard Group screens based on income, credit, and rental history. Once approved, a deposit is required to hold the unit and all occupants 18+ must sign the lease.
How do I pay rent? β–Ό
Rent is due on the 1st of each month. For your convenience, The Dillard Group accepts online payments through the tenant portal. Cash payments are not accepted for security reasons.
What happens if I don't pay rent on time? β–Ό
If rent is not received when due, you will be served a legal notice to pay or vacate. Late fees apply. If the notice expires without payment, eviction proceedings may begin.
How do I report a maintenance issue? β–Ό
Submit a maintenance request through the tenant portal at any time. For after-hours emergencies involving safety hazards or imminent property damage, call (213) 632-9593.
What is considered a maintenance emergency? β–Ό
Emergencies include issues that pose a safety hazard or imminent property damage β€” such as an overflowing toilet, broken pipe, or electrical short. For gas leaks, contact your gas company first.
Does The Dillard Group discriminate in tenant selection? β–Ό
Absolutely not. The Dillard Group strictly follows Fair Housing Laws and does not discriminate based on race, ethnicity, religion, disability, marital status, sexual orientation, age, or any other protected category.
How do I get my security deposit back? β–Ό
You are entitled to an accounting of your security deposit and any appropriate refund within 21 days of vacating the unit. Security deposits may not be used as last month's rent.
Can I add a roommate or additional occupant? β–Ό
Any person not on the lease may only occupy the unit with written permission from The Dillard Group. That person must complete an application and pass a background check. Additional rent may apply.
